Villa design

A good villa starts with the plot itself: sun direction, views, setbacks and the building ratio your zone allows. I design the villa from the first sketch to the construction drawings, with studied facades and 3D visualization you can see before construction starts.

Residential building design

The number of apartments in a residential building is decided by the zoning, the building ratio and the setbacks of your plot, not by the drawing. I design apartment buildings from the zoning study to the construction drawings: unit layouts, parking, the stair and elevator core, and a facade that raises the value of the units when they are sold or rented.

Apartment design and layout

A good apartment is measured by its layout, not its area: where guests sit without seeing the kitchen, and how the family reaches the bedrooms without crossing the salon. I design layouts for new apartments and redesign existing ones in Amman, from the space plan to interior 3D visualization.

Commercial building design

A commercial building is measured by what it rents: how many shops have a street frontage, how many net office square meters each floor gives, and whether the parking serves customers and tenants. I design commercial buildings, complexes and showrooms in Amman from the commercial zoning study to the construction drawings, with a facade that carries tenant signage without being ruined by it.

Architectural facade design

The facade is what people see of a house every day, and it is the hardest part to change after construction. I design facades for houses, villas and apartment buildings in Amman: the choice of Jordanian stone and its cut, how it meets wood or aluminum, exterior lighting, and a 3D visualization you approve before work starts.

Landscape and garden design

A garden in Amman is not just a green area. In summer it is used more than the living room. I design gardens for villas, ground floor apartments and farms: paving, walls and steps, planting that handles Amman's climate and scarce water, irrigation, lighting, a pergola and a pool where wanted, and I deliver drawings the landscape contractor builds from.

3D architectural visualization

An engineer reads a plan, but a project owner needs to see the house as it will be. I produce 3D architectural visualization of facades and interior spaces from several angles, by day and by night, with a walkthrough animation on request, for my own projects and for plans prepared by other offices anywhere in Jordan.

Construction drawings

The preliminary design explains the idea and the permit drawings fix what is allowed, but the construction drawings are the set the contractor actually builds from: every dimension, every material, every detail. I prepare architectural construction drawings for villas, apartment buildings and commercial buildings in Amman and across Jordan, coordinated with the structural and MEP engineers and delivered as AutoCAD and PDF.

Building permit drawings

No legal construction starts in Jordan without a building permit, and the permit file has defined requirements at Greater Amman Municipality and the local municipalities. I prepare building permit drawings for villas, apartment buildings and commercial buildings to those requirements, and the application is submitted and its comments followed up in coordination with a licensed engineering office until the permit is issued.

Interior design and furniture layout

Good interior design starts with the furniture layout, not the color choices: where the sofa stands, how you pass from the door to the kitchen without obstruction, and where you actually need light. I design the interiors of apartments and villas in Amman from furniture layout and circulation to lighting, ceilings and materials, and I deliver plans the finishing contractor and carpenter work from directly.

Renovation and restructuring of existing buildings

An existing house holds value that should not be demolished: land in a good location, a sound structure and stone that keeps its worth. I restructure existing houses and apartment buildings in Amman by changing the plan, removing or adding walls, converting a house into apartments, adding a floor or roof level and renewing the facade, after a structural check and with a modification permit issued in coordination with a licensed engineering office.

How much does villa design cost in Jordan?

Fees are based on built area and scope: plans only, plans with facades and 3D visualization, or a full construction set. I send a written quote after the free needs session.

Do you design projects outside Amman?

Yes. I work across all governorates of Jordan. A project outside Amman starts with one site visit followed by remote meetings to review the plans.

Are the drawings valid for a building permit?

Yes. The drawings follow Greater Amman Municipality and municipal requirements and are submitted through a licensed engineering office in coordination with me, with follow-up on comments until the permit is issued.

How long does a villa or apartment building design take?

The initial layout takes about two weeks, and the full set with facades and construction drawings takes 6 to 10 weeks depending on size and revisions.

What is the difference between preliminary plans and construction drawings?

Preliminary plans fix the layout and the overall massing for approval. Construction drawings are the complete scaled set with details and schedules that the contractor prices and builds from.

Do I need an architect to modify an existing apartment or house?

Yes if the change touches walls, the facade or adds area, because that needs a structural check and a modification permit. Simple interior changes need only a layout plan.

Do you supervise construction?

Yes. Supervision runs through site visits at each construction stage and checks of the contractor's work against the drawings, in coordination with a licensed engineering office.
