FAQ

Questions owners ask before hiring an architect in Amman

The questions I receive most often by phone and WhatsApp, grouped by topic, with short answers and links to more detailed pages.

Fees and cost

How much does it cost to design an apartment building in Amman?

Fees for an apartment building are based on the total built area across all floors and on the scope you need: permit drawings only, or a full design with facades, 3D visualization and construction drawings. The number of apartments and the repetition of the typical floor also matter, because a floor repeated 4 times is drawn once. I send a written quote after the needs session, once the zoning and plot area are known.

How are architect's fees calculated in Jordan?

The common method is an amount per square metre of built area that varies with the project type and the scope of service. For large projects the fee is sometimes a percentage of the estimated construction cost. The Jordan Engineers Association publishes a reference fee schedule that acts as a minimum. My quote states what each item includes so there are no surprise charges later.

Is 3D visualization included in the fee or charged separately?

In a full villa or apartment building design, exterior visualization from at least two angles is part of the service. Interior views, extra angles and animation are priced separately by count. If you already have drawings from another office, I offer visualization as a standalone service with its own price.

Is the first consultation paid?

The first needs session is free, in the office or by phone. In it I listen to what you want, look at the land plan and zoning, explain the stages and timeline, and then send the quote. A detailed architectural consultation, such as reviewing existing drawings or visiting a plot to assess it before purchase, is a paid service priced by the time and the work involved.

Can I order the drawings only, without facades or supervision?

Yes. You can order permit drawings only, architectural design without supervision, or facades and visualization only for existing plans. Each scope has its own price, and the quote states exactly what you will receive. My one piece of advice is not to separate the construction drawings from the design, because the contractor needs them to price accurately.

Permits and zoning

What documents do I need for a building permit in Amman?

The core file consists of the title deed, the land plan, the zoning site plan, the architectural, structural and MEP drawings checked by the Jordan Engineers Association, and a power of attorney if the applicant is not the owner. A licensed engineering office submits the file, and I prepare the architectural drawings in coordination with it. The municipality may ask for additional documents depending on the location, such as a soil report or approvals from other authorities.

Do I need a permit to change the facade?

In most cases, yes. The facade is part of the licensed drawings, so changing the stone, opening new windows, closing a balcony or adding cladding needs a modification permit from the municipality. Maintenance that returns the facade to its original state, such as cleaning the stone or repainting, usually does not. I first review the licensed drawings and then prepare the modification plan in coordination with a licensed engineering office.

How do I find out my plot's zoning and the allowed building ratio?

Request a zoning site plan for your plot from Greater Amman Municipality or the local municipality using the plot and basin numbers. The plan shows the residential or commercial zoning category, the setbacks, the street width and any special conditions. Zones A, B, C and D differ in minimum plot size, building ratio and setbacks, and the municipality itself is the reference for the figures. I go through this plan with you in the first session before any drawing.

Who submits the permit file: the architect or the licensed engineering office?

In Jordan the permit file is submitted by a licensed engineering office registered with the Jordan Engineers Association, because it stamps the drawings and is accountable for them before the municipality. My role is to design and prepare the architectural drawings, coordinate them with the structural and MEP engineers, and then follow up on the municipality's comments with the office until the permit is issued. You will know from the start who signs what.

What happens if I build differently from the licensed drawings?

The violation surfaces when you apply for the occupancy permit or during any municipal inspection. The outcome may be a fine, an order to remove the offending part, or a settlement where the regulations allow one, and the occupancy permit stays on hold until it is resolved. That is why I advise routing any change during construction through the licensed engineering office as a formal permit amendment before it is built.

Design stages and timeline

What are the stages of designing a villa or building in Amman, from start to construction drawings?

There are five stages: a needs session, then the plot and zoning study, then the preliminary design with two review rounds, then facades and 3D visualization, then construction drawings and the permit file. Each stage is approved before the next begins, and at every stage you know what you will receive. Coordination with the structural and MEP engineers starts once the preliminary design is approved.

How long does it take to prepare building permit drawings?

The preliminary design usually reaches you within two weeks of the needs session. After approval, the permit file needs additional time for the structural and MEP drawings and the association's review, and the duration depends on the project size and how quickly reviews are answered. For a medium project the full process from start to complete set usually takes 6 to 10 weeks. I give you a written schedule with the quote.

How many times can I revise the preliminary design before approving it?

The preliminary design includes two review rounds within the fee, which is enough for most projects when comments come grouped each time. Changes after the preliminary design is approved, and especially after construction drawings have started, are charged as extra work because they mean redrawing a full set. So I encourage you to take your time at the preliminary stage and involve everyone who will live in the house in the review.

How do I find an architect in Amman who suits my project?

Check these points before deciding: membership of the Jordan Engineers Association, previous projects of the same type as yours (villa, apartment building, clinic), a written quote that states what each item includes, a clear schedule of stages, and a clear way of coordinating with a licensed engineering office for the permit. Also ask whether the images shown are 3D visualizations or built projects. Then compare 2 or 3 architects on these same points, not on price alone.

What is the phone number of an architect in Amman I can contact?

You can reach me directly on 0788834826 by phone or WhatsApp. I answer messages myself, and the first needs session is free, whether in the office in Amman or by phone. Send the plot and basin numbers or a picture of the land plan if you have it, as this speeds up the reply.

Drawings and deliverables

What do I receive at the end of the architectural design?

You receive a set that includes the site layout, floor plans for every level, the four elevations with the stone cutting pattern, sections, architectural details, and schedules of doors, windows and finishes. It is delivered as PDF for printing and as AutoCAD files for the contractor and the other engineers, together with the high-resolution 3D visualization images. If the permit file is part of the agreement, you also receive a copy of the stamped licensed drawings.

Do I get AutoCAD files or PDF only?

You receive both. PDF files for printing, review and sending to contractors for pricing, and AutoCAD files for the structural and MEP engineers and the contractor to work on. The files are yours once the fee is settled, and I keep a copy for any later changes.

What is the difference between architectural and structural drawings?

Architectural drawings define the form and the spaces: floor plans, elevations, sections and materials. Structural drawings are prepared by the structural engineer and define the load-bearing frame: foundations, columns, beams, slabs and reinforcement. The municipality requires both in the permit file; the contractor builds the frame from the structural set and then the walls and finishes from the architectural set. I coordinate the two so no column lands in the middle of a living room.

Is the bill of quantities included with the construction drawings?

The bill of quantities is a separate service under quantity take-off and cost estimation, and it can be added to any quote. It is prepared from the completed construction and structural drawings and lets you compare contractors' offers on the same items. I recommend it for anyone putting the project out to more than one contractor.

Can the contractor build directly from the drawings?

Yes, if they are complete construction drawings coordinated with the structural and MEP sets. Permit drawings alone are enough for the permit but not for building, because they lack details and schedules. I draw the construction set so the contractor finds every dimension and detail on paper, and I stay available to answer his questions during the work.

Facades and materials

What is the difference between natural and artificial stone?

Natural stone is cut from Jordanian quarries; its colour and veining vary from piece to piece, and it settles into an even look over the years. Artificial stone is cast from cement and aggregate in moulds, so it is lighter, cheaper and more uniform, but its colour changes differently over time. Building regulations in Amman require natural stone on facades in most residential zones, so I check the requirement first before proposing any alternative.

Can a facade in Amman be designed without stone?

It depends on the area and the building type. In most residential zones within Greater Amman Municipality stone is required on facades, and it can be combined with glass, wood and exposed concrete on selected parts. Commercial and industrial buildings have different conditions that may allow other claddings. I review the conditions for your site before starting, and the municipality is the final reference.

Which types of Jordanian stone are used on facades?

The types are named after their quarries: Ma'an stone, Ajloun stone, Ruwaished stone and others, differing in colour from white through beige to yellow and in hardness. Then comes the finish: rough-hewn, chiselled, hammered or smooth, and each looks different under the Amman sun. I show you real samples and we visit a stone showroom when needed, because the colour in a picture never matches the colour on site.

How do I choose between a modern and a classical facade?

Start from three questions: what do the neighbouring houses on the street look like, do you want large windows and simple horizontal lines or stone details and cornices, and what budget is available for the facade, since classical details add to the stonemason's work. I show you both directions in 3D visualization on the same floor plans, so you compare and decide from an image rather than a description.

Does the 3D visualization match the final result after construction?

The visualization is built on the same drawings, so the dimensions, openings and heights match what will be built. What may differ is the real colour and veining of the stone, the sky and light at the moment of the image, and the quality of the contractor's work. That is why I call the images 3D visualizations rather than photos, and why I recommend construction supervision so the building comes as close to the image as possible.

Working outside Amman

Do you design projects in Zarqa, Irbid and Aqaba?

Yes. I work across all governorates of Jordan, including Zarqa, Irbid, Aqaba, As-Salt and Madaba. A project outside Amman starts with one visit to the plot, then reviews run remotely by phone and screen sharing, and the final set is sent digitally. The permit file goes to the relevant municipality in coordination with a licensed engineering office.

Can my house be designed remotely?

Yes, provided I get enough information about the plot: the land plan, the zoning site plan, photos of the plot, the street and the neighbours, and ground levels if it slopes. I make a point of one site visit at the start because sun direction, views and slope decide things that photos do not show. After that all reviews and deliveries run remotely without difficulty, whether you are in another governorate or outside Jordan.

Do permit requirements differ between Greater Amman Municipality and other municipalities?

The basis is the same across Jordan: drawings checked by the Jordan Engineers Association and submitted through a licensed engineering office. The differences lie in the zoning details, setbacks, building ratios and fees, and in some local conditions such as stone on facades. I review the regulations of the relevant municipality before designing, and coordinate with a licensed office that works with that municipality.

Can you supervise construction outside Amman?

Yes, through visits scheduled by construction stage: foundations, slabs, stone and finishes, rather than weekly visits. Between visits the contractor sends photos of the stages and I answer his questions directly. Official supervision runs through a licensed engineering office in the same governorate in coordination with me, and the number of visits and the distance are included in the quote.

Modifying existing buildings

Can a floor be added to an existing house or building?

It depends on two things: whether the zoning, building ratio and permitted floors in your area allow the addition, and whether the existing structure can carry another floor. I start by reviewing the licensed drawings and the zoning site plan, then the structural engineer checks the foundations and columns. If both are possible, I prepare the modification plan and the new elevation, and the addition permit file goes through a licensed engineering office.

Do I need drawings to split a large apartment into two?

Yes. Splitting changes the number of units in the building and needs an entrance, bathroom and kitchen for each apartment, separate services, and usually a modification permit and an updated subdivision. I prepare the new layout and check that the walls to be removed are not load-bearing, then the modification file is submitted in coordination with a licensed engineering office. Also check that the zoning in your area allows the new number of apartments.

How is an old house redesigned when no drawings exist?

I start with a measured survey: I measure the house on site, draw its floor plans and elevations as they are, and document its condition with photos. I also request a copy of the licensed drawings from the municipality if they exist in the property file. On this survey I design the changes, and the structural engineer checks any wall that is to be removed or opened. Renovation projects of old houses in Jabal Amman or Al-Weibdeh all begin with this step.

Can a ground floor apartment be converted into a clinic or office?

It depends first on the permitted use of the building and the street under the zoning, since commercial or professional use is allowed on specific streets and needs the municipality's approval for a change of use. In design terms a clinic needs a separate entrance, parking, accessible access and its own services. I review the zoning with you first; if the change is possible I prepare the new layout and the file is submitted in coordination with a licensed engineering office.
