Architect in North Amman: housing buildings, villas and permit drawings
In North Amman, from Jubeiha and Sweileh to Shafa Badran, Abu Nseir and Tabarbour, I design the housing buildings and family villas being built near the universities. I am based in Amman, I visit the plot myself, and I then review the plans with you or the investor remotely until the file is complete.

Housing project design in North Amman: an apartment building that sells near the universities
A housing building in North Amman is usually an investment: a landowner or investor builds an apartment building for sale or rent near the University of Jordan in Jubeiha or the universities of Shafa Badran and Abu Nseir. My job is to design a building that sells, and that starts with the layout, not the facade. I first study how many apartments the building ratio and setbacks allow, then distribute the areas so the apartments are similar in size and each gets natural ventilation, a view and its own entrance without long corridors.
Near the universities the demand is for small and medium apartments for students and staff families, while in Shafa Badran and Dahiyat Al-Rashid the demand is for larger family apartments. I discuss this with the investor before the layout because apartment size decides the project's feasibility. I also prepare 3D visualization of the facade and a typical apartment for the investor's marketing before construction is complete.
Garden apartment and roof apartment in North Amman: planning a building on zone B and C plots
Most plots in North Amman are zone B or C, which allow an apartment building with moderate setbacks. The garden apartment and the roof apartment are in clear demand here, and designing them well raises the price of the whole building. For the ground floor I study the ground level so the apartment opens onto the garden, with a private entrance and a service area away from the main lobby. On a sloped plot the lower floor becomes an apartment with a rear garden instead of storage.
The roof apartment has zoning conditions on the area allowed above the top floor and its setback from the edge, and the municipality is the reference. I design it as an independent apartment with a living room opening onto a shaded terrace, and place the service room and water tanks out of sight from the street. Between them, the typical floors stay identical in structure to reduce construction cost.
Family villa design in North Amman: Shafa Badran, Abu Nseir and Al-Kamaliyah
Villas in North Amman differ from those in Abdoun and Dabouq: the plots are usually smaller, the budget is calculated, and the family wants a practical house rather than a showpiece. In Shafa Badran, Abu Nseir and Al-Kamaliyah the views open towards the valleys, and that is what I build the design on first. The living room and main bedrooms face the view, and the kitchen and services face the street. On sloped plots I use the lower floor as an independent apartment for grown children or for rent, a common solution here that gives the house extra income.
I calculate the area precisely against the allowed building ratio, and I prefer fewer rooms with comfortable sizes over many tight ones. The facade is Jordanian stone with simple details and correct proportions, because correct proportions cost the same as wrong ones. You receive a complete file of plans, elevations, sections and 3D visualization, ready for pricing and permit.
Building permit drawings in North Amman: the municipality and the licensed engineering office
All of North Amman falls under Greater Amman Municipality, which issues the building permit after the file is submitted through a licensed engineering office. For housing buildings the permit file is larger: an area schedule for every apartment, parking by number of apartments, the stair and lift, and fire protection requirements. I prepare the complete architectural drawings with these details, then coordinate with the licensed office that adds the structural and MEP drawings and submits the file.
The documents I need from you: the title deed, the land survey and the zoning site plan. From them I know the zone, setbacks, building ratio and allowed floors, the numbers that decide how many apartments fit. When the municipality returns comments I revise and resubmit until the permit is issued. For an investor with more than one building I prepare one architectural model adapted to each plot, which saves time and cost. I send you a copy of everything submitted.
Services in North Amman
Residential building design
The number of apartments in a residential building is decided by the zoning, the building ratio and the setbacks of your plot, not by the drawing. I design apartment buildings from the zoning study to the construction drawings: unit layouts, parking, the stair and elevator core, and a facade that raises the value of the units when they are sold or rented.
Read moreVilla design
A good villa starts with the plot itself: sun direction, views, setbacks and the building ratio your zone allows. I design the villa from the first sketch to the construction drawings, with studied facades and 3D visualization you can see before construction starts.
Read moreApartment design and layout
A good apartment is measured by its layout, not its area: where guests sit without seeing the kitchen, and how the family reaches the bedrooms without crossing the salon. I design layouts for new apartments and redesign existing ones in Amman, from the space plan to interior 3D visualization.
Read moreBuilding permit drawings
No legal construction starts in Jordan without a building permit, and the permit file has defined requirements at Greater Amman Municipality and the local municipalities. I prepare building permit drawings for villas, apartment buildings and commercial buildings to those requirements, and the application is submitted and its comments followed up in coordination with a licensed engineering office until the permit is issued.
Read moreArchitectural facade design
The facade is what people see of a house every day, and it is the hardest part to change after construction. I design facades for houses, villas and apartment buildings in Amman: the choice of Jordanian stone and its cut, how it meets wood or aluminum, exterior lighting, and a 3D visualization you approve before work starts.

Do you design housing buildings for investors in North Amman?
Yes. I design apartment buildings for sale and rent in Jubeiha, Shafa Badran, Abu Nseir and Tabarbour, and I start by studying how many apartments the plot allows before any layout.
How many apartments can be built on a plot in Jubeiha?
It depends on the zone, the building ratio, the setbacks and the allowed number of floors, and it differs from plot to plot. I calculate it from the zoning site plan, and the final reference is Greater Amman Municipality.
Do you visit the site in Shafa Badran or Abu Nseir?
Yes. A visit to the plot is part of the service across North Amman, and reviews after that are remote.
Does the service include facades and 3D visualization for a housing building?
Yes. The full package includes the facades and exterior visualization, and a visualization of a typical apartment can be added for the investor's marketing.
